Big Bear Real Estate Market Stats for the month of September 2019
Market Wide Summary
The average sales price of single family homes in Big Bear in September increased by 15% compared to the previous month though the median sales price stayed virtually flat. Average and median sales prices over Jan-Sep 2019 were up 4% and 2% respectively compared to the those over the same period last year.
List Price vs. Sale Price and Days on Market
Properties sold in September went for 97% of the asking price after 96 days on market on average, compared to 98% and 76 DOM in August. The list-to-sell price ratio was 98% on average over Jan-Sep 2019.
Big Bear Inventory Trends
Total inventory* stayed static month over month though there were 53 fewer new listings in September than in August. The total number of homes on the market last month was about 10% higher than it was in September of last year.

Closed Transactions
There were 103 sales in September, which was 18% less than the previous month, and 6% fewer sales than in September of last year. The total number of sales year-to-date is 6% higher compared to the same period last year.
