Big Bear Real Estate Market Stats for the month of June 2020
Market Wide Summary
The Big Bear real estate market was hot in June. The number of total sales of single family homes in Big Bear was up 157% compared to the prior month. Inventory is still historically low. The average sales price and price/sq ft were up just 1% up compared to May, though the median sales price was up 17%. Average sales price over Jan-Jun was 9% higher compared to 2019 over the same period.
List Price vs. Sale Price and Days on Market
Properties sold in June went for 98% of the asking price after 101 days on market on average, compared to 97% and 121 DOM in May. The list-to-sell price ratio was also 98% on average over Jan-Jun 2020; same as it was over Jan-Jun 2019.
Big Bear Inventory Trends
Total inventory* was down 9% month over month, atypical for this time of year, and there were just 4 more new new listings in June than in May. The total number of homes on the market last month was 32% lower than it was in June of last year.
