Big Bear Real Estate market snapshot for the month of June 2019
The average sales price of single family homes in Big Bear in June decreased by 4% compared to the previous month, and the median sales price was also down 4%. Average and median sales prices over Jan-Jun were up 2% and 3% respectively compared to those averages over the first half of 2018.
List Price vs. Sale Price and Days on Market
Properties sold in June went for 98% of the asking price after 93 days on market on average, compared to 98% and 118 DOM in May. The list-to-sell price ratio was also 98% on average over Jan-Jun, as it was over the same period last year.
Big Bear Inventory Trends
Total inventory* was up 17% month over month, and the same number of new listings came on the market in June as did in May. The total number of homes on the market last month was about 12% higher than it was in June of last year.

Home Prices By Quarter
The graph below shows average and median home prices in each quarter since Q1 2014. We can see that home prices have risen fairly steadily over the last several years, though average sales price dipped slightly from Q1 to Q2 this year.
