Big Bear Real Estate market snapshot for the month of June 2018
The average sales price of single family homes in June decreased by 13% compared to the previous month, and the median sales price was down 6% from May. Average sales price over Jan-Jun was 10% higher compared to the average sales price over the first half of last year.
List Price vs. Sale Price and Days on Market
Properties sold in June went for 97% of the asking price after 77 days on market on average, compared to 99% and 79 DOM in May. The list-to-sell price ratio was 98% on average over the first 6 months of 2018.
Big Bear Inventory Trends
Total inventory was up 14% month over month, though there were 44 fewer new listings in June than in May. The total number of homes on the market last month was about 9% less than it was in June of last year.
Home Prices By Quarter
The graph below shows average and median home prices in each quarter since Q2 2013. We can see that home prices have risen fairly steadily over the last several years, though have dipped slightly over the first two quarters of this year.
