Market Wide Summary
The average sales price of single family homes in Big Bear in July was up 4% compared to the previous month, and the median sales price was up 3%. Average price per sq ft was down 3%. Average sales price over Jan-Jul 2024 was 4% lower and median sales price was down 3% compared to Jan-Jul 2023.
List Price vs. Sale Price and Days on Market
Properties sold in July went for 98% of the asking price after 88 days on market on average, compared to 97% and 100 DOM in June. The list-to-sell price ratio was 98% on average over Jan-July, same as it was over the same period last year.
