Market Wide Summary
The average sales price of single family homes in Big Bear in January was 15% lower than what it was in December 2023, and the median sales price was down 7%. Average sale price was about 17% lower in January compared to the average sale price over all of 2023.
List Price vs. Sale Price and Days on Market
Properties sold in January went for 97% of the asking price after 85 days on market on average, compared to 98% and 99 DOM in December. The list-to-sell price ratio was 98% on average over all of 2023.
Big Bear Inventory Trends
