Big Bear Real Estate Market Stats for the month of August 2024
Market Wide Summary
The average sales price of single family homes in Big Bear in August was down 7% compared to the previous month, and the median sales price remained essentially unchanged. Average price per sq ft was up 3%. Average sales price over Jan-Aug 2024 was 8% lower and median sales price was down 3% compared to Jan-Aug 2023.
List Price vs. Sale Price and Days on Market
Properties sold in August went for 98% of the asking price after 76 days on market on average, compared to 98% and 88 DOM in July. The list-to-sell price ratio was 98% on average over Jan-Aug, same as it was over the same period last year.
Big Bear Inventory Trends
Total inventory* held steady month to month, and there were 6% fewer new listings in August than in July. The total number of homes on the market last month was about 33% more than it was in August of last year. As of this writing, there are 470 single family homes for sale in Big Bear.
