Big Bear Real Estate market snapshot for the month of April 2016
The median sales price of single family homes in April increased by 9% compared to the previous month. Average sales price was down 3% from March, though was 4% higher compared to the average sales price over the first 4 months of 2015.
List Price vs. Sale Price and Days on Market
Properties sold in April went for 97% of the asking price after 91 days on market on average, compared to 97% and 117 DOM in March. The list-to-sell price ratio was also 97% on average over Jan-Apr 2015.
Big Bear Inventory Trends
Total inventory was up 1% month over month. There were 22 more new listings in April than in March. The total number of homes on the market last month was about 12% less than it was in April 2015. Distressed listings, bank-owned and short sales, continue to account for less than 1% of the inventory.
Closed Transactions
There were 81 sales in April, which was 28% less than in March, and 16% less than in April of last year.
