The median sales price of single family homes in July increased by 13% compared to the previous month, and the average sales price was up 7% from June. Average sales price over Jan-Jul was 11% higher compared to the average sales price over the same period last year.
List Price vs. Sale Price and Days on Market
Properties sold in July went for 99% of the asking price after 80 days on market on average, compared to 98% and 77 DOM in June. The list-to-sell price ratio was 98% on average over Jan-Jul 2017.
Big Bear Inventory Trends
Total inventory was up 18% month over month though there were only 3 more new listings in July than in June. The total number of homes on the market last month was about 2% lower than it was in July of last year.
Closed Transactions
There were 86 sales in July, which was just 12% less than the previous month, and 29% less sales than in July of last year. The total number of sales year-to-date is 16% lower compared to the same period last year.
