2024 was another interesting year for the Big Bear real estate market. Average and median sales prices were down 3%, and average price/sq ft was down 6% compared to 2023.
List Price vs. Sale Price and Days on Market
Properties sold in 2024 went for 97% of the asking price after 99 days on market on average, compared to 98% and 89 DOM in 2023.
Big Bear Inventory Trends
Inventory levels increased significantly in the second half of 2024. Total average inventory* over 2024 was up 32% from the prior year. The graph below shows average inventory and new listings by month over the past two years.

Sold Price Range
40% of homes sold in Big Bear went for between $300-500K in 2024. Only 11% sold for under $300,000. 23% of the homes sold went for $700,000 or more.
Home Values in 2024 and 2025
In 2024, the average sales price in Big Bear decreased by about 6% market wide since peaking in 2022. Zillow research predicts that home values in Big Bear Lake will hold relatively steady, with a modest increase of 2.4% over 2025.
