Market Wide Summary
The average sales price of single family homes in Big Bear in July was down 2% compared to the previous month, and the median sales price was down 7%. Average sales price over Jan-Jul 2022 was 23% higher and median sales price was up 26% compared to Jan-Jul 2021.
List Price vs. Sale Price and Days on Market
Properties sold in July went for 100% of the asking price after 62 days on market on average, compared to 100% and 48 DOM in June. The list-to-sell price ratio was 103% on average over Jan-Jul of this year, as compared to 104% over Jan-Jul 2021.
Big Bear Inventory Trends
