Big Bear Real Estate Market Stats for the month of February 2022
Market Wide Summary
There was little difference in average and median sales prices of single family homes in Big Bear from January to February, though average price/sq ft was up 22%. Average sales price was about 46% higher over the first two months of this year compared to the average sales price over Jan-Feb 2021.
List Price vs. Sale Price and Days on Market
Properties sold in February went for 105% of the asking price after 83 days on market on average, compared to 102% and 58 DOM in January. The list-to-sell price ratio was 104% on average over Jan-Feb 2021.
Big Bear Inventory Trends
Total inventory* was up 43% month over month, and there were 22 more new listings in February than in January. The total number of homes on the market last month was about 30% higher than it was in February of last year. As of this writing, the active inventory is at 102.

There were 73 sales in February, 18% fewer than the previous month, and 26% less than in February 2021.
