The Big Bear real estate market continues to be a moving target. The average sales price of single family homes in Big Bear in October was down 3% compared to the previous month, though the median sales price was up 3%. The average sales price over Jan-Oct 2021 was 22% higher and median sales price was up 31% compared to Jan-Oct 2020.
List Price vs. Sale Price and Days on Market
Properties sold in October went for 100% of the asking price after 57 days on market on average, compared to 101% and 54 DOM in September. The list-to-sell price ratio was 103% on average over Jan-Oct 2021, compared to 99% over Jan-Oct 2020.
Big Bear Inventory Trends
Total inventory* was down 28% month over month, and there was a 13% decrease in new listings in October compared to September.
