Market Wide Summary
The average sales price of single family homes in Big Bear in November decreased by 3% compared to the previous month and the median sales price was down 2%. Average and median sales prices over Jan-Nov 2019 were up 5% and 3% respectively compared to the those over the same period last year.
List Price vs. Sale Price and Days on Market
Properties sold in November went for 97% of the asking price after 97 days on market on average, compared to 97% and 107 DOM in October. The list-to-sell price ratio was 97% on average over Jan-Nov 2019.
Big Bear Inventory Trends
Total inventory* decreased by 12% month over month and there were 15 fewer new listings in November than in October. The total number of homes on the market last month was virtually the same as it was in November of last year. *Total listed inventory numbers as of the 15th of each month.
